When is the best time to install security in a new home in Estepona?

Before the furniture arrives. Between getting the keys and moving in there are a few weeks when cable can be run and each point placed where it will be needed without anything showing afterwards; once that window has passed, the same thing is done on the outside and it shows. You can ask for the visit even if you are not yet going to install anything.

A good share of the jobs we get from Estepona are newly handed-over homes, and that case has its own rules that almost nobody talks about.

The first: there is a good moment and it is short. Between being handed the keys and the furniture coming in there are a few weeks when cable can be run where it should go, the network point left where it will be needed and the outdoor camera fitted with its power properly sorted. After that window, all of this can still be done, but it is done on the outside, with trunking or a wireless link, and the result is visible. If you have just received the keys, that is the moment for us to look at it, even if you are not yet going to install anything.

The second: the pre-installation that comes with the home is not always what it seems. Many developments hand over a conduit, a box or a point labelled “alarm” or “video door entry”, and the owner assumes it is already sorted. Sometimes it is; other times the conduit does not reach where it is needed, or the planned point is designed for a specific piece of equipment chosen by the developer. We check it before quoting, and if it is usable we make use of it, which is cheaper for you.

And the third: the developer’s warranty. In a new home you need to know where you can drill and where you cannot —ventilated façade, terrace and roof waterproofing, a partition with installations running through it— before making the first hole, not after. It is one of the few things in this trade where a mistake is not fixed: it is repaired. That is why in new builds the first thing we do is look, not sell.

How do you protect a house or a shop in Estepona’s old town without spoiling the façade?

Estepona’s centre is pedestrianised for the most part, very well kept, and it shows: whitewashed façades, flower pots, murals and streets that vehicles cannot enter. That shapes the installation much more than people expect.

In a home in the old town, what is protected is the street door, the low window onto the alley and the roof terrace or patio, which is how people pass from one building to another when the houses are joined together.

In a shop in the pedestrian area the approach is different. The shutter and the shop window are the obvious point and almost never the problem: the problem is the back door if there is one, the delivery hours —when the door is left open and there are boxes in the way— and the counter. That is where shoplifting really happens, which is almost never a forced break-in at dawn but something that happens in broad daylight with people inside. The stretch from Guadalmansa to Benamara —Cancelada, El Paraíso, Atalaya, Costalita, Selwo— is urbanisation after urbanisation: townhouses, villas and gated complexes with a fence, shared garage and, very often, two entrances, one for cars and one for pedestrians.

In this type of property the most common mistake is to protect the house and forget how people get onto the plot. What really pays off is finding out early: well-adjusted perimeter detection that tells a person from a cat or a branch, and cameras at the vehicle and pedestrian entrances, which is where everyone passes. With that, what happens inside the house stops being a surprise.

The second matter in this area is who has a key. In an urbanisation along this stretch the gardener, the pool man, the cleaner and whoever shows the property come and go; and many homes are occupied seasonally. The answer is not one more key: it is separate access for each person —their own code or fob, with a schedule if needed— that can be cancelled one at a time without touching the others, and a log of who opened and at what time. When someone stops working at the house they are deleted in a minute and no lock needs changing.

According to the Ministry of the Interior’s crime statistics (Balance de Criminalidad, January to December 2025, as reported by Málaga Actualidad and Andalucía Información), 2,408 burglaries with forced entry into homes were reported in Málaga province in 2025, down from 3,163 in 2024: 23.9% fewer. Across Spain they fell from 81,094 to 74,353 (−8.3%). These are reported crimes, not every crime that happened, and 2,408 a year is still more than six homes a day in the province. It is a provincial figure: it puts the risk in perspective, but it does not decide what your home in Estepona needs, which is decided by looking at where people really get in.
