Can I fit a video intercom without replacing the old wiring?

Almost always yes — it's the question we get most. There are three routes:

• 2-wire video intercom: connects to the audio-intercom cable that's already there. This is the option for replacing an old audio handset in a flat or a block without any building work.
• IP video intercom (over network cable): used where network cable exists or can be run. More features, and it integrates with cameras and access control.
• WiFi video intercom: for a detached house with no reusable cable, where WiFi genuinely reaches the front door. Careful: if WiFi doesn't reach the entrance, this option fails — and with thick walls in Benalmádena, it happens. We check first.

What does a video intercom cost in Benalmádena?

The installation: the equipment is paid for once and there is no monthly fee. What moves the figure is the number of homes, whether new cable has to be run or the existing two-wire line can be reused, and whether the panel faces the street. It's for my community. What majority does the meeting need?

A block's video intercom is a matter for the community, not for the one owner who wants it. Spain's Horizontal Property Act (Ley 49/1960, art. 17.3, consolidated text at the BOE) requires the favourable vote of three fifths of all owners who in turn represent three fifths of the participation quotas for the establishment or removal of porter, concierge, surveillance or other communal services of general interest, even where that means amending the constitutive deed or the statutes. Note the distinction: that is what the law says about creating or withdrawing the service. Replacing an intercom that already exists is normally treated as upkeep of a common element rather than a new service, and a different majority then applies — and that call belongs to your property administrator, not to us.

What does a modern video intercom give you over the old handset?

• You see who's calling before you open, on the monitor or on your phone.
• You open from your phone even from outside Spain — useful if the property is let or used seasonally.
• It logs who called while you were out (model-dependent).
• Fobs or a code instead of a physical key when combined with access control. Covered in access control.
• It integrates with your cameras: the street panel appears as one more camera on the same recorder.

And the honest trade-off: a video intercom with a camera captures images of whoever calls. An intercom that only activates the camera when someone rings, without recording continuously, is the calmer option for a door onto the street.
